Duct Cleaning for High-Bay and Industrial Buildings

  • Warehouses
  • Distribution and logistics centres
  • Manufacturing plants
  • Processing facilities
  • Waste and recycling facilities
  • Industrial strata units

In a warehouse or plant, most of the ventilation is out of easy reach. Supply and exhaust ducts hang under the roof deck, the make-up air units and rooftop units sit on the roof, and forklift traffic and production keep feeding dust into all of it.

Our office is in Coquitlam and we take on industrial work across BC, from the Big Bend industrial area in Burnaby to Langley and beyond. We handle the high-ceiling work and the heavy particulate buildup these buildings collect. Every job ends with a Certificate of Completion and a before-and-after photo report for your facility file: which units and duct runs were cleaned, how, and anything we noticed that needs attention.

What Makes Industrial Ductwork Harder

Most of the system is overhead

WorkSafeBC requires a fall protection system for work where a fall of 3 m (10 ft) or more can happen, and in a high-bay building much of the ductwork runs well above that. Our crews are forklift and rope access certified and work from scissor lifts, so the high runs get the same cleaning as the ones near the floor.

Heavy dust loads

Forklifts, product handling and production put a steady load of particulate into the air, and it settles in return ducts, on coils and inside the units. NADCA's ACR Standard recommends a cleanliness inspection of industrial air-handling units, supply ducts and return and exhaust ducts every year, and more often when conditions make it necessary.

Odour in waste and processing buildings

Where a building has a smell problem, such as a waste transfer station or a processing plant, we clean first, since the dust and debris in the system hold the odour. After that we can apply Benefect Decon 30, a plant-based disinfectant-deodorizer registered with Health Canada, through the system with a 360° spray wand.

The building keeps running

Most warehouses and plants can't shut down for a cleaning. We plan the job zone by zone around your shift changes and loading schedule, and agree ahead of time which units go offline and for how long.

What We Clean in Industrial Buildings

Scope follows the NADCA ACR Standard and is set with you before work starts.

  • Supply, return and general exhaust ductwork, including high-bay runs, cleaned with HEPA-filtered negative-air vacuuming and compressed-air agitation
  • Make-up air units, rooftop units and air handling units: accessible internal surfaces and coils cleaned with HEPA vacuuming, compressed air and coil cleaner where appropriate, and coil fins combed where required
  • Heating and cooling coils, cleaned to restore heat transfer and airflow
  • Diffusers and return and exhaust grilles, power wiped and air washed
  • Disinfectant-deodorizer applied through the system after source-removal cleaning, to reduce bacteria, mould spores and odours
  • New access openings closed to SMACNA and UL 181 requirements and marked on the duct exterior
  • All dust, debris and contaminants removed from the system disposed of appropriately

How We Work

Our team is forklift and rope access certified, so rooftop units, high-ceiling ductwork and industrial ventilation are all in scope.

  1. Site Review & Scheduling

    • We walk the site or review drawings before quoting, and plan the work around your occupants: nights, weekends or phased by floor.
  2. Protection & Safety

    • Drop cloths, corner guards and signage go up first. Our crews follow lockout/tag-out and confined-space procedures and are WorkSafeBC compliant.
  3. Source-Removal Cleaning

    • HEPA-filtered negative-air vacuuming and compressed-air agitation through supply, return and exhaust ductwork, to the NADCA ACR Standard.
  4. Equipment & Components

    • AHUs, MAUs and RTUs, coils, VAV boxes, diffusers and grilles cleaned as scoped. New access openings are closed to SMACNA and UL 181 requirements.
  5. Certificate & Photo Report

    • Every job ends with a Certificate of Completion and a before-and-after photo report for your facility file: what was cleaned, where, and anything we noticed that needs attention.

Questions

Duct Cleaning for Industrial, Warehouse & Logistics: Questions

Get a quote
Can you reach ductwork above racking?

Yes. Our crews are forklift and rope access certified, work from scissor lifts, and use fall protection wherever WorkSafeBC requires it. Ceiling heights, aisle widths and roof access are part of the site review before we quote.

Do you clean make-up air units and rooftop units?

Yes. We clean the accessible internal surfaces and coils of MAUs, RTUs and air handlers. Replacement filters are supplied by you unless they're included in the quote.

Can you deal with odours in a waste or recycling facility?

We clean the ductwork and equipment first, since the dust and debris inside hold the smell. Then we can apply Benefect Decon 30, a Health Canada registered disinfectant-deodorizer, through the system. Everything we remove is disposed of appropriately.

Can you work around our shifts and loading schedule?

Yes. The job is split into zones and booked around your shift changes and loading schedule, on nights and weekends when that suits you better.

How is an industrial job priced?

Industrial jobs are quoted on their own after a site review, because ceiling height, roof access and the number of units change the work a lot. Send us the details through the form and we'll get back to you within an hour.
