An AirCare Systems BC service van

New West is BC's oldest incorporated city, dating to 1859, and the City's own housing report says its housing supply is aging. In the 2021 census, about four in ten New Westminster homes were built in 1980 or earlier.

If your home has central air conditioning or a heat pump on the furnace ducts, the cooling runs through the same supply and return vents as the heat. Cleaning the ducts clears the dust out of that path. AC coil cleaning is an add-on that cleans the evaporator coil itself.

What we see

What We Find in New Westminster Homes

New Westminster's homes range from the heritage houses of Queen's Park to the 1950s walk-ups of Brow of the Hill and the high-rise towers downtown.

Queen's Park heritage houses

Queen's Park is the city's one Heritage Conservation Area, and its Protected category covers houses built in 1940 or earlier. The conservation rules don't apply to the interior of the house. A house that old has had generations of dust drawn into its returns, so we clean the return side as carefully as the supply side.

Suites with their own system

New Westminster began allowing one authorized secondary suite per house in 1998, and the City estimates there are 3,153. Its zoning rules don't allow interconnected ventilation between a suite and the main house, and each suite gets its own dryer duct connection. So a suite can have its own vents, fan and dryer line to clean. List it on the quote form and we'll do both.

Walk-ups and towers

Nearly seven in ten New Westminster homes are apartments. Brow of the Hill's 1950s building boom was mostly three-storey wood-frame apartments, and downtown is dominated by high-rise towers. In-suite dryer vents in these buildings can run a long way to an outside wall. We quote condos and apartments individually, because access and building rules vary.

Cooling a suite you rent out

After the 2021 heat dome, the City set cooling rules for rental units: from April 1 to October 31, at least one living space must stay at an average of 26°C or below overnight. Cleaning HVAC filters is on the City's list of simple fixes. If you rent out a suite, clean ducts and a clean AC coil help the system you already have move cool air.

Services

What Each Service Covers

Every home is quoted on its own: the vent count, whether the furnace is included, and how we reach the ducts. Any of these can go on one visit.

  • Air duct cleaning

Every supply and return vent, trunk line and branch, cleaned to NADCA's ACR Standard. A HEPA-filtered vacuum keeps the system under negative pressure while compressed-air tools loosen the dust, so it goes into the machine instead of your rooms.

Vent covers vs the ducts behind them
  • Furnace cleaning

We clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet and access panels. A dusty blower pushes dust straight back into clean ducts, so we suggest doing both in one visit.

    Furnace cleaning vs duct cleaning
  • Dryer vent cleaning

The lint trap only catches part of the lint. The rest builds up along the exhaust duct, most of all at the bends. We clean the full run to the outside wall, on its own or with your ducts.

  • Bathroom fan cleaning

Clears the dust out of the fan and its duct, so shower moisture leaves the room faster.

  • HRV cleaning

We clean the parts of a heat recovery ventilator most homeowners can't reach: the core, the internal fans, the drain pan and the ducts that connect it to the house.

HRV filters, core and what a pro adds
  • AC coil cleaning

Removes dust and buildup from the AC evaporator coil to help cooling performance. If your AC or heat pump shares the furnace ducts, the duct cleaning covers its vents.

Add-ons: disinfectant fogging with Benefect Decon 30 (Health Canada approved, plant-based), a second furnace, crawlspace, attic or under-slab ducts, and mobile or double-wide homes. Furnace filters aren't included, but if you have one on hand, the technician can swap it in.

When to book

Signs It's Time

The usual guideline is a duct cleaning every 3 to 5 years. Pets, renovations and damp coastal winters can bring that forward.

Your ducts

  • Dust is back on the vent covers within days of wiping them.
  • The house smells musty or stale when the furnace starts up.
  • Allergy symptoms get worse when the heat runs and ease when you leave the house.
  • There's been a renovation since the last cleaning, or you've just moved in.
  • You have pets that shed, someone smokes indoors, or it's been more than two years.

Your dryer vent

  • A normal load needs more than one cycle to dry.
  • The dryer or the laundry room gets unusually hot.
  • You notice a burning or musty smell when the dryer runs.
  • There's lint around the outside vent hood, or its flap stays shut while the dryer runs.

Before we arrive

How to Get Ready

Most single-furnace homes take 3 to 5 hours, and you'll need to be home so the crew can reach every room.

  • Clear about a metre around every floor and wall register.
  • Make sure the furnace and its filter slot are easy to reach.
  • Keep pets in a closed room or outside. Open register holes are a hazard for small animals.
  • Point out any register that smells musty or any room with weak airflow.
  • Plan calls around the noise: the vacuum runs about as loud as a shop vacuum.

On the day

What Happens on Your New Westminster Visit

Here's the order a typical visit runs in.

A technician lifting a ceiling vent grille to reach the duct behind it
  1. Walkthrough and setup

The crew finds every register, checks the furnace area and connects the HEPA-filtered vacuum to the main trunk, which puts the whole system under negative pressure.

  2. Supply and return runs

Each supply and return duct is cleaned on its own: compressed-air tools loosen the dust and the vacuum pulls it out. This is the longest part of the job.

  3. Furnace and main trunk

The blower compartment, the area around the heat exchanger and the main trunk get cleaned, plus the furnace itself if it's on your quote.

  4. Registers and add-ons

Every register comes off, gets cleaned and goes back on. Any add-ons on your quote, like the dryer vent or bathroom fans, are done now.

  5. Final check and walk-through

We invite you to watch the final cleaning of the main trunk. The technician does a final visual check, secures every access point and goes over the work with you. You pay after the service.

Questions

Duct Cleaning in New Westminster: Questions

Get a quote
How much does duct cleaning cost in New Westminster?

It depends on the home: the vent count, whether the furnace and AC coil are included, and how we reach the ductwork, which in an older house can mean a crawlspace. Send the quote form and a written price comes back by text and email, usually within the hour. You pay after the service.

Do you do AC vent cleaning in New Westminster?

Yes. When central AC or a heat pump uses the furnace ducts, the AC vents are the same supply and return vents we clean in a duct cleaning. Add AC coil cleaning on the quote form if you want the evaporator coil done too.

Can you work on a Queen's Park heritage house?

Yes. We clean every supply and return vent, the trunk lines and branches, and the furnace if it's on your quote. If the ducts run through a crawlspace, that access is quoted up front.

My house has a suite. Do you clean both?

Yes. If the suite has its own furnace or ventilation, list it on the quote form and we'll price both. If it shares the main furnace, we clean the whole system in one visit.

Do you clean furnaces in New Westminster?

Yes. We clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet. In an older New Westminster house with a basement furnace, it's worth doing in the same visit as the ducts.

Can you clean the AC coil on a heat pump or central AC?

Yes. AC coil cleaning removes the dust and buildup from the evaporator coil. Put it on the same quote as your duct cleaning and it's done in one visit.

Do you clean dryer vents in New Westminster condos and townhouses?

Yes. Condos and apartments we quote individually, because access and building rules vary. Townhouses are quoted like any home, and a dryer vent can be booked on its own or with a duct cleaning.
