Furnace cleaning and duct cleaning belong in the same visit. On the furnace, we clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet. Then we clean every supply and return vent, trunk line and branch. Doing both in one visit stops a dusty blower from pushing dust back into clean ducts.
About half of Abbotsford's homes were built in 1990 or earlier, according to the 2021 census. Newer areas keep growing too: the City's research for the McKee plan area, which takes in Auguston, found 87 percent of its homes were built between 2000 and 2016.
What we see
What We Find in Abbotsford Homes
Abbotsford mixes city neighbourhoods like Clearbrook and Townline with rural areas like Sumas Mountain and Bradner, where most homes are single-detached houses.

Basement suites
The City describes a typical secondary suite as a finished basement with cooking facilities and its own entrance, and its 2024 housing rules let single-detached lots across Abbotsford add a suite or another unit. When the suite shares the main furnace, both households' dust and cooking air move through one set of ducts. We clean the suite's vents in the same visit.
Houses from the 1960s to the 1980s
In the 2021 census, 24% of Abbotsford homes dated from 1961 to 1980 and about a fifth more from 1981 to 1990. A house that age has had decades of dust drawn into its returns, and renovations add drywall dust on top. We clean the return side as carefully as the supply side.
Mobile and double-wide homes
The 2021 census counted 290 Abbotsford homes in its movable dwelling category, which covers mobile homes. Mobile and double-wide homes lay their ducts out differently from a standard house, so we match the cleaning to that layout. If the ducts are reached through a crawlspace, that access is quoted up front.
Newer homes in McKee and Auguston
Most homes in the McKee plan area, Auguston included, went up between 2000 and 2016. Construction can leave drywall dust and sawdust in the ducts, and the furnace moves it around the house every time it runs. A first full cleaning pulls it out at the source.
Services
What Each Service Covers
Every home is quoted on its own: the vent count, whether the furnace is included, and how we reach the ducts. Any of these can go on one visit.

Air duct cleaning
Every supply and return vent, trunk line and branch, cleaned to NADCA's ACR Standard. A HEPA-filtered vacuum keeps the system under negative pressure while compressed-air tools loosen the dust, so it goes into the machine instead of your rooms.
Vent covers vs the ducts behind themFurnace cleaning
We clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet and access panels. A dusty blower pushes dust straight back into clean ducts, so we suggest doing both in one visit.
Furnace cleaning vs duct cleaningDryer vent cleaning
The lint trap only catches part of the lint. The rest builds up along the exhaust duct, most of all at the bends. We clean the full run to the outside wall, on its own or with your ducts.
Clogged dryer vent signsBathroom fan cleaning
Clears the dust out of the fan and its duct, so shower moisture leaves the room faster.
HRV cleaning
We clean the parts of a heat recovery ventilator most homeowners can't reach: the core, the internal fans, the drain pan and the ducts that connect it to the house.
HRV filters, core and what a pro addsAC coil cleaning
Removes dust and buildup from the AC evaporator coil to help cooling performance. If your AC or heat pump shares the furnace ducts, the duct cleaning covers its vents.
Add-ons: disinfectant fogging with Benefect Decon 30 (Health Canada approved, plant-based), a second furnace, crawlspace, attic or under-slab ducts, and mobile or double-wide homes. Furnace filters aren't included, but if you have one on hand, the technician can swap it in.
When to book
Signs It's Time
The usual guideline is a duct cleaning every 3 to 5 years. Pets, renovations and damp coastal winters can bring that forward.

Your ducts
- Dust is back on the vent covers within days of wiping them.
- The house smells musty or stale when the furnace starts up.
- Allergy symptoms get worse when the heat runs and ease when you leave the house.
- There's been a renovation since the last cleaning, or you've just moved in.
- You have pets that shed, someone smokes indoors, or it's been more than two years.
Your dryer vent
- A normal load needs more than one cycle to dry.
- The dryer or the laundry room gets unusually hot.
- You notice a burning or musty smell when the dryer runs.
- There's lint around the outside vent hood, or its flap stays shut while the dryer runs.
Before we arrive
How to Get Ready
Most single-furnace homes take 3 to 5 hours, and you'll need to be home so the crew can reach every room.
- Clear about a metre around every floor and wall register.
- Make sure the furnace and its filter slot are easy to reach.
- Keep pets in a closed room or outside. Open register holes are a hazard for small animals.
- Point out any register that smells musty or any room with weak airflow.
- Plan calls around the noise: the vacuum runs about as loud as a shop vacuum.

On the day
What Happens on Your Abbotsford Visit
Here's the order a typical visit runs in.

Walkthrough and setup
The crew finds every register, checks the furnace area and connects the HEPA-filtered vacuum to the main trunk, which puts the whole system under negative pressure.
Supply and return runs
Each supply and return duct is cleaned on its own: compressed-air tools loosen the dust and the vacuum pulls it out. This is the longest part of the job.
Furnace and main trunk
The blower compartment, the area around the heat exchanger and the main trunk get cleaned, plus the furnace itself if it's on your quote.
Registers and add-ons
Every register comes off, gets cleaned and goes back on. Any add-ons on your quote, like the dryer vent or bathroom fans, are done now.
Final check and walk-through
We invite you to watch the final cleaning of the main trunk. The technician does a final visual check, secures every access point and goes over the work with you. You pay after the service.

How much does furnace and duct cleaning cost in Abbotsford?
It depends on the home: the number of vents, whether the furnace is included, how we reach the ductwork, and whether there's a suite or a second furnace. Send the quote form and you'll have a written price by text and email, usually within the hour. You pay after the service.
What does a furnace cleaning include?
We clean the blower motor to get the airflow back, clear the burners and heat exchanger, and vacuum and wipe the cabinet, compartments and access panels. The technician also looks over the components for buildup or wear.
Do you clean mobile and double-wide homes in Abbotsford?
Yes. Their ducts are laid out differently from a standard house, so we match the cleaning to the layout. If the ducts are reached through a crawlspace, that access is quoted up front.
Do you come out to Abbotsford from Coquitlam?
Yes. Our office is at 407-552 Clark Road in Coquitlam, and Abbotsford is part of our residential service area. Send the quote form and we'll reply with availability, usually within the hour.
Is vent cleaning the same as duct cleaning?
Not quite. Wiping the vent covers in an Abbotsford house takes care of the surface dust, but most of the buildup sits in the ducts behind them. A duct cleaning takes each cover off, cleans it, and cleans the supply or return run behind it.
Do you clean homes in rural Abbotsford, like Bradner and Sumas Mountain?
Yes. Our crews cover all of Abbotsford, rural areas included. If the house has a second furnace or ducts reached through a crawlspace, list it on the quote form so the price covers it.
My house has a basement suite. Do you clean both?
Yes. If the suite shares the main furnace, we clean the whole system in one visit. If it has its own furnace, add it on the quote form and we'll price both.
