Strata
Working in a Building People Live In
- High-rise condo towers
- Low-rise and mid-rise strata
- Townhouse complexes
- Rental apartment buildings
- Mixed-use residential buildings
In a strata building the make-up air unit and the common ducts are on the roof and in the shafts, but the dryer connections and bathroom fans are inside people's homes. A good job depends on notices going out on time and on getting into as many suites as possible on the booked days.
We work directly with strata councils and property managers to clean make-up air units, hallway shafts, in-suite ducts and dryer vents in high-rise and low-rise buildings. Every job ends with a Certificate of Completion and a before-and-after photo report for the strata file: what was cleaned, where, and anything we noticed that needs attention, ready for the property manager to bring to council.
What Strata Jobs Involve
Lint in the common dryer exhaust
Where suite dryers share a common exhaust duct up to the roof, lint collects along the whole run and at the rooftop termination. NFPA's dryer safety sheet says the leading cause of home clothes dryer fires is failure to clean them, and advises cleaning lint out of the vent pipe once a year, or more often if clothes take longer than normal to dry.
Notices and suite access
Under the standard bylaws in the Strata Property Act, owners must let a person authorized by the strata in at a reasonable time on 48 hours' written notice to inspect, repair or maintain common property, and the notice has to give the date, the approximate time and the reason. We give the property manager a suite-by-suite schedule so the notices can go out in time.
Council approval
Section 72 of the Strata Property Act makes the strata corporation responsible for repairing and maintaining common property and common assets. We quote the building as one job after a site review, with the scope written out line by line for the council to approve.
Corridor air and make-up air units
Many mid- and high-rise towers are ventilated by corridor pressurization: a make-up air unit supplies air to a grille in each corridor, and that air is meant to flow into the suites under the entrance doors. We clean the MAU, its coils, the corridor supply ducts and the hallway shafts.

What We Clean in Strata Buildings
Scope is set with the property manager before work starts, and ductwork is cleaned to the NADCA ACR Standard.
- Common dryer exhaust ductwork, including rooftop runs and terminations, cleaned to remove lint and restore airflow
- In-suite bathroom exhaust fans and their ductwork, cleaned to restore exhaust airflow
- Make-up air units for corridor supply: accessible internal surfaces and coils cleaned with HEPA vacuuming, compressed air and coil cleaner where appropriate
- Corridor supply ducts and hallway shafts, cleaned with HEPA-filtered negative-air vacuuming and compressed-air agitation
- Garbage chutes cleaned top to bottom with high-pressure rotating nozzles, including intake doors, followed by an enzyme treatment
- In-suite ducts and furnaces in townhouse and low-rise strata
- Disinfectant-deodorizer applied through the system after cleaning, to reduce bacteria, mould spores and odours
How We Work
Our team is forklift and rope access certified, so rooftop units, high-ceiling ductwork and industrial ventilation are all in scope.
Site Review & Scheduling
- We walk the site or review drawings before quoting, and plan the work around your occupants: nights, weekends or phased by floor.
Protection & Safety
- Drop cloths, corner guards and signage go up first. Our crews follow lockout/tag-out and confined-space procedures and are WorkSafeBC compliant.
Source-Removal Cleaning
- HEPA-filtered negative-air vacuuming and compressed-air agitation through supply, return and exhaust ductwork, to the NADCA ACR Standard.
Equipment & Components
- AHUs, MAUs and RTUs, coils, VAV boxes, diffusers and grilles cleaned as scoped. New access openings are closed to SMACNA and UL 181 requirements.
Certificate & Photo Report
- Every job ends with a Certificate of Completion and a before-and-after photo report for your facility file: what was cleaned, where, and anything we noticed that needs attention.
Guides
For Facility and Property Managers
Do you work with strata councils and property managers?
Yes. We plan the job with the property manager, write the quote so council can approve the scope line by line, and finish with a certificate and photo report for the strata file.
How do you handle notices and suite access?
We give the property manager a suite-by-suite schedule early, so notices can go out at least 48 hours ahead, which is what the Strata Property Act's standard bylaws require for entry to maintain common property. If your strata has amended its bylaws, those terms apply.
Do you need roof and building access booked for a high-rise?
Yes. We need roof access for the dryer exhaust terminations and make-up air units, and access to the garbage room and service areas. We sort out keys, fobs and elevator bookings with the property manager before work starts.
Can I book a dryer vent cleaning for just my condo?
Yes. Condos and apartments we quote individually. If your dryer vents into a shared building duct, tell us when you ask for a quote so we can check whether the strata needs to be involved.
How is a strata job priced?
Strata buildings are quoted on their own after a site review, since the number of suites, the dryer exhaust layout and roof access all change the work. Fill in the form and we'll get back to you within an hour.
