North Vancouver is two municipalities, the City along Lonsdale and the District that surrounds it, and we work in both. Across the two, about half of all homes were built in 1980 or earlier, according to the 2021 census. In the District alone it's close to six in ten.

We clean both kinds of home that make up most of it: the houses across the District and the condos and apartments along the Lonsdale corridor. If the ducts run through a crawlspace, that access is quoted up front. Condos and apartments we quote individually, since access and strata rules differ from building to building.

What we see

What We Run Into in North Vancouver Homes

North Vancouver runs from the apartments of the Lonsdale corridor up to the houses of Lynn Valley, Edgemont, Blueridge and Deep Cove. The trouble spots change with the kind of home.

Older houses

Lynn Valley is one of the District's longest-established neighbourhoods, and in the 2021 census more than a fifth of District homes dated from 1960 or earlier. A house that age has had decades of dust drawn into its returns, and renovations add drywall dust on top. We clean the return side as carefully as the supply side.

Suites and coach houses

The City of North Vancouver legalized suites in all single-family homes in 1993, and the District counts about 6,335 houses with one. Since June 2024, single-family lots in the District's urban area can have a house, a suite and a coach house. When a suite shares the main furnace we clean both floors in one visit, and a coach house can go on the same quote.

Lonsdale condos and dryer vents

The City's housing report found nearly three out of every four homes in the City were multi-family, and its population is concentrated in a corridor about five blocks wide along Lonsdale Avenue. In a condo the dryer vent can run a long way to an outside wall, and lint settles at every bend. We quote condos individually, because access and building rules vary.

HRVs

If your home has a heat recovery ventilator (HRV), it moves fresh air in and stale air out all day, and its core and filters collect dust along the way. We clean HRVs, and it can be done in the same visit as your ducts and furnace.

Services

What Each Service Covers

Every home is quoted on its own: the vent count, whether the furnace is included, and how we reach the ducts. Any of these can go on one visit.

  • Air duct cleaning

Every supply and return vent, trunk line and branch, cleaned to NADCA's ACR Standard. A HEPA-filtered vacuum keeps the system under negative pressure while compressed-air tools loosen the dust, so it goes into the machine instead of your rooms.

Vent covers vs the ducts behind them
  • Furnace cleaning

We clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet and access panels. A dusty blower pushes dust straight back into clean ducts, so we suggest doing both in one visit.

    Furnace cleaning vs duct cleaning
  • Dryer vent cleaning

The lint trap only catches part of the lint. The rest builds up along the exhaust duct, most of all at the bends. We clean the full run to the outside wall, on its own or with your ducts.

    Clogged dryer vent signs
  • Bathroom fan cleaning

Clears the dust out of the fan and its duct, so shower moisture leaves the room faster.

  • HRV cleaning

We clean the parts of a heat recovery ventilator most homeowners can't reach: the core, the internal fans, the drain pan and the ducts that connect it to the house.

HRV filters, core and what a pro adds
  • AC coil cleaning

Removes dust and buildup from the AC evaporator coil to help cooling performance. If your AC or heat pump shares the furnace ducts, the duct cleaning covers its vents.

Add-ons: disinfectant fogging with Benefect Decon 30 (Health Canada approved, plant-based), a second furnace, crawlspace, attic or under-slab ducts, and mobile or double-wide homes. Furnace filters aren't included, but if you have one on hand, the technician can swap it in.

When to book

Signs It's Time

The usual guideline is a duct cleaning every 3 to 5 years. Pets, renovations and damp coastal winters can bring that forward.

Your ducts

  • Dust is back on the vent covers within days of wiping them.
  • The house smells musty or stale when the furnace starts up.
  • Allergy symptoms get worse when the heat runs and ease when you leave the house.
  • There's been a renovation since the last cleaning, or you've just moved in.
  • You have pets that shed, someone smokes indoors, or it's been more than two years.

Your dryer vent

  • A normal load needs more than one cycle to dry.
  • The dryer or the laundry room gets unusually hot.
  • You notice a burning or musty smell when the dryer runs.
  • There's lint around the outside vent hood, or its flap stays shut while the dryer runs.

Before we arrive

How to Get Ready

Most single-furnace homes take 3 to 5 hours, and you'll need to be home so the crew can reach every room.

  • Clear about a metre around every floor and wall register.
  • Make sure the furnace and its filter slot are easy to reach.
  • Keep pets in a closed room or outside. Open register holes are a hazard for small animals.
  • Point out any register that smells musty or any room with weak airflow.
  • Plan calls around the noise: the vacuum runs about as loud as a shop vacuum.

What Happens on Your North Vancouver Visit

Here's the order a typical visit runs in.

A technician lifting a ceiling vent grille to reach the duct behind it
  1. Walkthrough and setup

The crew finds every register, checks the furnace area and connects the HEPA-filtered vacuum to the main trunk, which puts the whole system under negative pressure.

  2. Supply and return runs

Each supply and return duct is cleaned on its own: compressed-air tools loosen the dust and the vacuum pulls it out. This is the longest part of the job.

  3. Furnace and main trunk

The blower compartment, the area around the heat exchanger and the main trunk get cleaned, plus the furnace itself if it's on your quote.

  4. Registers and add-ons

Every register comes off, gets cleaned and goes back on. Any add-ons on your quote, like the dryer vent or bathroom fans, are done now.

  5. Final check and walk-through

We invite you to watch the final cleaning of the main trunk. The technician does a final visual check, secures every access point and goes over the work with you. You pay after the service.

Questions

Duct Cleaning in North Vancouver: Questions

Get a quote
How much does air duct cleaning cost in North Vancouver?

Each North Vancouver home is priced from what's in it: the vent count, whether the furnace or HRV is included, and how the ductwork is reached, crawlspaces included. Send the quote form and a written price comes back by text and email, usually within the hour. You pay after the service.

Do you cover all of North Van, City and District?

Yes. We work in the City of North Vancouver and the District, from Lower Lonsdale out to Deep Cove and up to Edgemont and Lynn Valley. Our office is in Coquitlam, and we offer same-day service when our schedule allows.

Do you clean dryer vents in North Vancouver condos?

Yes. Condos and apartments we quote individually, because access and building rules vary. If your dryer vents into a shared building duct, say so in the quote form so we can check whether the strata needs to be involved.

Can you clean the HRV with the ducts?

Yes. HRV cleaning is one of our residential services, and you can add it to a duct cleaning on the quote form.

Is air duct cleaning different from vent cleaning?

Yes. Wiping the vent covers removes the surface dust, but most of the buildup sits in the ducts behind them. A duct cleaning takes the covers off, cleans them, and cleans every supply and return run behind them.

Do you clean dryer vents in North Vancouver houses?

Yes, on its own or with a duct cleaning. In a house the dryer line can run through a basement or a wall cavity to reach the outside, and we clean the whole run.

My house has a suite or a coach house. Can you do both?

Yes. If the suite shares the main furnace, we clean the whole system in one visit. A coach house, or a suite with its own furnace, can go on the same quote: list it in the form and we'll price both.
