Office
Cleaning Around Tenants and Store Hours
- Office towers
- Professional offices
- Shopping centres and malls
- Retail stores
- Showrooms and dealerships
- Business parks
In an office tower or a mall, the ductwork sits above a finished ceiling in space that's leased and busy all day. Recent projects include work at Oakridge Park in Vancouver and CF Pacific Centre, done through the general contractors on those jobs.
We book the work for evenings, overnight and weekends, one floor or zone at a time. Every job ends with a Certificate of Completion and a before-and-after photo report the property manager can file: which systems and areas were cleaned, how, and anything we noticed that needs attention.
What Office and Retail Buildings Need From Us
Occupied during business hours
An occupied tower or shopping centre can't close for a duct cleaning. We work after hours and on weekends, and agree the order of floors and units with the property manager ahead of time, so each tenant knows which night we'll be in their space.
VAV boxes and diffusers
Dust collects at VAV boxes, reheat coils and ceiling diffusers as well as in the main ducts. We power wipe and air wash them, and take removable parts outside for air washing before putting them back.
Fit-outs and renovations
NADCA's ACR Standard notes that HVAC components often collect significant amounts of debris and particulate during construction, and recommends that systems in a construction, retrofit or remodel project be verified clean before they're permitted to operate. We clean once the trades are finished, before the new tenant moves in.
Records for the property manager
WorkSafeBC's OHS Regulation (section 4.78) requires the employer, or the owner of the ventilation system, to run a preventive maintenance program with regular inspections of components like ductwork, diffusers and dampers. Our photo report goes straight into that file.

How We Work
Our team is forklift and rope access certified, so rooftop units, high-ceiling ductwork and industrial ventilation are all in scope.
Site Review & Scheduling
- We walk the site or review drawings before quoting, and plan the work around your occupants: nights, weekends or phased by floor.
Protection & Safety
- Drop cloths, corner guards and signage go up first. Our crews follow lockout/tag-out and confined-space procedures and are WorkSafeBC compliant.
Source-Removal Cleaning
- HEPA-filtered negative-air vacuuming and compressed-air agitation through supply, return and exhaust ductwork, to the NADCA ACR Standard.
Equipment & Components
- AHUs, MAUs and RTUs, coils, VAV boxes, diffusers and grilles cleaned as scoped. New access openings are closed to SMACNA and UL 181 requirements.
Certificate & Photo Report
- Every job ends with a Certificate of Completion and a before-and-after photo report for your facility file: what was cleaned, where, and anything we noticed that needs attention.
Guides
For Facility and Property Managers
Can you work after the stores close?
Yes. Retail and shopping centre work is done overnight and on weekends, one zone at a time, so stores open on time.
Do you clean after a tenant fit-out?
Yes. NADCA recommends that systems in a construction, retrofit or remodel project be verified clean before they run. We come in once the trades are done and clean the ducts, VAV boxes and diffusers on that floor before the tenant moves in.
Can you work floor by floor in an occupied tower?
Yes. We clean one floor or zone at a time after hours, in the order agreed with the property manager, while the rest of the building runs as usual.
What documentation does the property manager get?
A Certificate of Completion and a before-and-after photo report at the end of every job covering the systems and areas cleaned and anything that needs attention. AirCare Systems is NADCA certified and WorkSafeBC compliant.
