West Vancouver homes run large. The District says 62% of its housing has three or more bedrooms, mostly in single-detached houses, and more than half of its homes were built before 1981.

A bigger house can mean more vents, longer duct runs and sometimes a second furnace. We price each home from what's in it, and a second furnace is a standard add-on for larger homes. If ducts run through a crawlspace or attic, the access is quoted up front.

What we see

What We See in West Vancouver Homes

West Vancouver's housing runs from West Coast Style houses and 1960s apartment buildings in Ambleside to newer, larger homes on big lots.

Large houses and second furnaces

Most single-family lots in West Vancouver are large, and the District notes that rebuilding on them usually produces a larger home. A large house can have two furnaces, each with its own set of ducts, plus more bathroom fans. We clean both systems in one visit: list the second furnace on the quote form.

Houses from the West Coast Style years

From 1945 to 1975, West Vancouver was a centre of the West Coast Style of house design, and more than half of its homes were built before 1981. In a house that has been heated for 50 years or more, the return ducts have collected dust for decades, and renovations add drywall dust on top. We clean the return side as carefully as the supply side.

Ambleside and Hollyburn apartments

In 1959 the District rezoned land in Ambleside and Hollyburn for apartment buildings, and the Crescent Apartments of 1961 was its first high-rise. The District's plan describes most of its apartments as aging buildings from the 1960s and 1970s. In a building that age the dryer vent can run a long way to an outside wall. We quote condos and apartments individually, because access and strata rules vary.

Dryer vents in big floor plans

In a large house the laundry room can sit well inside the floor plan, so the dryer vent travels a long way to reach an outside wall, and lint settles at every bend. If loads take longer to dry than they used to, the vent is the first thing to check.

Services

What Each Service Covers

Every home is quoted on its own: the vent count, whether the furnace is included, and how we reach the ducts. Any of these can go on one visit.

  • Air duct cleaning

Every supply and return vent, trunk line and branch, cleaned to NADCA's ACR Standard. A HEPA-filtered vacuum keeps the system under negative pressure while compressed-air tools loosen the dust, so it goes into the machine instead of your rooms.

Vent covers vs the ducts behind them
  • Furnace cleaning

We clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet and access panels. A dusty blower pushes dust straight back into clean ducts, so we suggest doing both in one visit.

    Furnace cleaning vs duct cleaning
  • Dryer vent cleaning

The lint trap only catches part of the lint. The rest builds up along the exhaust duct, most of all at the bends. We clean the full run to the outside wall, on its own or with your ducts.

  • Bathroom fan cleaning

Clears the dust out of the fan and its duct, so shower moisture leaves the room faster.

  • HRV cleaning

We clean the parts of a heat recovery ventilator most homeowners can't reach: the core, the internal fans, the drain pan and the ducts that connect it to the house.

HRV filters, core and what a pro adds
  • AC coil cleaning

Removes dust and buildup from the AC evaporator coil to help cooling performance. If your AC or heat pump shares the furnace ducts, the duct cleaning covers its vents.

Add-ons: disinfectant fogging with Benefect Decon 30 (Health Canada approved, plant-based), a second furnace, crawlspace, attic or under-slab ducts, and mobile or double-wide homes. Furnace filters aren't included, but if you have one on hand, the technician can swap it in.

When to book

Signs It's Time

The usual guideline is a duct cleaning every 3 to 5 years. Pets, renovations and damp coastal winters can bring that forward.

Your ducts

  • Dust is back on the vent covers within days of wiping them.
  • The house smells musty or stale when the furnace starts up.
  • Allergy symptoms get worse when the heat runs and ease when you leave the house.
  • There's been a renovation since the last cleaning, or you've just moved in.
  • You have pets that shed, someone smokes indoors, or it's been more than two years.

Your dryer vent

  • A normal load needs more than one cycle to dry.
  • The dryer or the laundry room gets unusually hot.
  • You notice a burning or musty smell when the dryer runs.
  • There's lint around the outside vent hood, or its flap stays shut while the dryer runs.

Before we arrive

How to Get Ready

Most single-furnace homes take 3 to 5 hours, and you'll need to be home so the crew can reach every room.

  • Clear about a metre around every floor and wall register.
  • Make sure the furnace and its filter slot are easy to reach.
  • Keep pets in a closed room or outside. Open register holes are a hazard for small animals.
  • Point out any register that smells musty or any room with weak airflow.
  • Plan calls around the noise: the vacuum runs about as loud as a shop vacuum.

On the day

What Happens on Your West Vancouver Visit

Here's the order a typical visit runs in.

A technician lifting a ceiling vent grille to reach the duct behind it
  1. Walkthrough and setup

The crew finds every register, checks the furnace area and connects the HEPA-filtered vacuum to the main trunk, which puts the whole system under negative pressure.

  2. Supply and return runs

Each supply and return duct is cleaned on its own: compressed-air tools loosen the dust and the vacuum pulls it out. This is the longest part of the job.

  3. Furnace and main trunk

The blower compartment, the area around the heat exchanger and the main trunk get cleaned, plus the furnace itself if it's on your quote.

  4. Registers and add-ons

Every register comes off, gets cleaned and goes back on. Any add-ons on your quote, like the dryer vent or bathroom fans, are done now.

  5. Final check and walk-through

We invite you to watch the final cleaning of the main trunk. The technician does a final visual check, secures every access point and goes over the work with you. You pay after the service.

Questions

Duct Cleaning in West Vancouver: Questions

Get a quote
How much does duct cleaning cost in West Vancouver?

We price each home from what's in it: how many vents, how many furnaces, and how we reach the ductwork. If your house has a second furnace or a lot of vents, the quote reflects that. Send the form and a written price comes back by text and email, usually within the hour. You pay after the service.

Why don't you list duct cleaning prices online?

Every house is quoted on its own. The vent count, the number of furnaces and the access change the work a lot from one West Vancouver house to the next, so we give you a written price for yours. It comes back by text and email, usually within the hour.

Do you clean dryer vents in West Vancouver?

Yes, on their own or with a duct cleaning. In a bigger house the dryer line can be long, and we clean the whole run to the outside wall.

Can you clean a house with two furnaces in one visit?

Yes. Add the second furnace on the quote form. We clean the second unit and the vents it serves in the same visit as the first.

Do you clean furnaces in West Vancouver?

Yes. We clean the blower motor, clear the burners and heat exchanger, and vacuum and wipe the cabinet. If the house has two furnaces, both can be done in the same visit.

Do you clean condos in Ambleside and Dundarave?

Yes. Condos and apartments we quote individually, because access and strata rules vary. Check your building's rules for trades first, and we'll book the visit around them.

Do you work in the British Properties and Horseshoe Bay?

Yes. Our crews cover all of West Vancouver from our office in Coquitlam. Send the quote form and we'll reply with availability, usually within the hour.
